Apartment buildings being gutted, renovated; leases not renewed

Maplewood-area real estate developer Daniel Slavin, as part of a partnership, last month bought two apartment buildings, which they plan to gut and renovate. A tenant accuses the company of “kicking families out on the street.”

The partnership (Henry Herman Holdings, LLC) bought the building at 3717 Oxford and 3726 Cambridge avenues; both are 22-unit buildings.

Slavin said when they bought buildings there were four vacants, seven people in evictions from the previous owner, and seven or eight who haven’t paid.

A tenant at the Cambridge building told 40 South they are “kicking 48 families out on the street pretty much — they just bought the place two weeks ago and they are don’t care they want us out ASAP. I went a month without AC then I had to pay someone to fix it because they wouldn’t.”

Slavin said before his group bought the buildings, the Mills Group, managing the building, sent out letters saying the new owner would not be renewing any month-to-month leases. “The reason we’re not extending leases is that we’re gong to be gutting those buildings. All the plumbing is shot. It is impossible to renovate a building to that extent with tenants in the building.”

He said “the only people we’re kicking out of the building” are people who haven’t paid rent, or people in eviction.

  1. I’m glad to see renewal/redevelopment here and the apartments at Hanley/Bartold, but I am concerned about the availability of affordable housing in Maplewood going forward, and not just for seniors as was an issue in the recent mayoral campaign.
