Once-planned apartment complex is no more

The once-planned 6-story, 80-unit apartment building, at Manchester and Hanley roads, is no more, according to Janet Vigen Levy, Brentwood communications manager. 

In an email she said, “In response to your question about the planned apartments at Hanley and Manchester: The seller of The Metro site has contracted with another party. At this point, the plans for the site are unknown.”

In January, developer Gary Hassenflu had requested 70 percent tax abatement on the proposed apartment building for 10 years.

      • Not sure what Chris’s problem with it is, but my issue is that “suburban” designs are car focused structures that make neighborhoods less walkable and increase car traffic. There is a metro station stop right near this location which makes it a fitting location to maximize foot traffic. The difference of desirability can be seen in Maplewood on Manchester East of Big bend and Manchester West of Big Bend.

  1. Seen some apartments exactly like this out in Denver, and they were hideous. They stuck out like sore thumbs compared to surrounding structures. Glad to see that this failed.

  2. I fear this plot of land will still be empty for the next few decades: even after a project to reduce flooding. Manchester Road from the Maplewood Metrolink station to Dorothy Ave is a complete eyesore. It seems there is little incentive from the residents of Brentwood to do anything about the area.

    • What exactly do you expect the residents to do regarding the issues along the Manchester Corridor? Nothing can be done along that corridor because of the flooding, and any attempts the City has made to remediate the flooding have been quickly shut down by MSD. As far as we (the residents of Brentwood) are aware, the flooding is caused by issues upstream that will take billions to properly address. Until then, our only option is to sit and wait.

  3. HUH!! God EVEN knows His way around wrong CITY PLANNING! If we’re going to improve the City, then START with transportation. That squeeze box of apartment-lite (deplorably “dated and slated” for obsolescence in architecture and aesthetics) bldg needs to find another sucker City. Give the tax abatement to whomever can improve public transportation and shape a MTA .

  4. I am glad to see this insane project go into the dumpster! This Eastern European ghetto building would have been an eyesore and traffic nightmare for everyone. I can only hope that the unbridled commercial development along the Hanley/40 corridor comes to an end soon…

    • There are three different municipalities that border the Hanley corridor North of Manchester. All these small municipalities are competing and want large businesses in their borders so they can collect the taxes. These big businesses want increased traffic because that is associated with an increased number of customers and ability to keep the doors open. Therefore these cities are okay with an increase in car traffic along Hanley. But this actually is reasonable because this mitigates the amount of cars inside the residential areas at the center of these cities. So ultimately don’t plan on the development stopping.
