The Maplewood Market Is Hot

With record-low inventory and demand on the rise, now is the time to sell in Maplewood.

If you’ve ever considered selling your Maplewood home, there’s no better time than now. Buyers are vying to get into the award-winning MRH School District, but with so few homes on the market (currently there are only 9 active listings) it’s not an easy feat.

Not only are buyers faced with the challenge of low inventory and high competition, but home values are on the rise. This means if you’re serious about buying in Maplewood, you must be willing to pay at or above listing price.

Take a look at this year’s first quarter numbers (January 1st to date) compared to 2017:

In 2017, the average sale price of a home was around $149,000. Since January of this year, that number has increased by nearly $15,000, with the average price per square foot increasing from $128 to $145.

Another factor impeding home buyers is how quickly homes are selling. Many homes go under contract before buyers even have a chance to get their foot in door. Nowadays, it’s not uncommon for homes to be flooded with showings and receive multiple offers the first day they come on the market. Serious buyers need to be armed with a great agent and ready to make an aggressive offer.

But what does this mean for sellers? Bottom line, if your home is priced correctly and marketed competitively, it should sell quickly. If you’ve ever thought about selling your home, you may want to start seriously considering it now. Contact me today to set up a no-obligation home consultation.
