Five lots at the southwest corner of Big Bend Boulevard and Folk Avenue are offered sale by Manor Real Estate.
The lot at the corner is an empty commercial building, which was previously Maplewood councilman, David Cerven’s photography studio. He’s moved to Hanley Industrial Court.
The lot next to that is empty, and the three to the south have houses on them.
Agent, Austin Kammerich said the lots are zoned arterial business (AB), but could be developed as residential if rezoning was approved.
It’s around three quarters of an acre with 229 feet of frontage on Big Bend, and is listed at $575,000.
“Manor Real Estate is actively marketing the site and we would be happy to talk to anyone interested in learning more about this opportunity,” Kammerich said in an email. His number is 314-647-6611.
The AB district is for business that draw customers primarily from motorists passing on the street or for whom a location on the arterial street is especially useful or necessary, according to Maplewood city code.
The city lists many examples of what can be in the AB district. Caterers, liquor stores, restaurants, taverns, home and office furniture stores, carpet stores, interior decoration stores, barber and beauty shops, household appliance sales and repair shops, electronic equipment sales and repair shops are some of the approved uses for the AB district.

The owner of kings and queens barber and beauty is Paul johnson not dan yokley…Dan yokley may have lost his lease and he did relocate their but, he is not the owner.. I am Paul Johnson..I use to work in his shop.. I have my own now. Kings and Queens Barber &Beauty.. Corrections need to be made to whoever printed that info..

In response to comment made by Wm Madosky above, I don’t understand what you mean by “real estate logjam”. To my knowledge businesses in that intersection have operated very successfully and never been put on public sale market for decades.

•A community bank for 30+ years.
•Up until about 5yrs ago a clothing dry cleaners operated for 50+ years, after which the building was converted/renovated into a photography studio.
In regards to entry of property from northbound Big Bend being an issue, a retired elderly couple live in one of the housing units and they manage just fine. I myself lived in one of the houses for over 10 years and had no problems entering or exiting the properties.
Seems the owner has priced property to sell ASAP and, in my opinion, the price is a steal.

There has been a real estate log jam at that intersection for quite some time. Northbound entrance to the property from Big Bend has always been a problem. It will be interesting to see who buys the property and if the real estate agent will realize the asking price.
